Where do you think the best place to buy Real Estate right now is and why?

I would like to know where you think the best place to buy real estate is right now. This could apply to a location that you think would be best to develop in or just places to buy that are reasonable enough and will incease in value. If you answer this question, please tell me why you feel this way and any information that you can refer me to. I am mainly interested in commerical real estate or commerical real estate development.

I am looking for areas that are up and coming and possibly have development in the works or plans for it.

Dales OR. Google just opened up a huge facility there and is going to employee a lot of people. The area around the company is going to go crazy soon. Convinient stores, 7/11's, Fast food joints, shopping malls……….brining the value of properties around in the area.

I have invested in couple of properties there myself. Prices are reasonable right now but in near future they will start climbing at a very high rate

What will make you buy and/or sell real estate?

I’m a Realtor in Myrtle Beach, SC and am in charge of creating the mailers that we mail out to neighborhoods.

I want to know what I should put on the mailers to entice people to either buy real estate with my office and/or sell real estate with our office?

What do sellers need to see on a card that will make them choose our office? What do buyers need to see that will make them want to buy?

This is a really open question. Really think about it!

Its really all about price, as thats the first thing I want to know when I see a property. When I receive those letters I like seeing how they are selling a bunch of properties at 350K and how some properties have sold in the past year for 400K.

Also a picture of the actual place is a bonus. Half the letters I receive show a picture of a lake with the saying “own some property on this lake” … I think that is a waste of printing.

How do I buy tax liens for real estate?

I have been seeing allot of John Beck infomercials lately on, how to buy real estate "free and clear" through tax lien certificates. It has caught my attention. How easy is it to buy real estate this way? There is obvously a catch, otherwise everyone would be doing it.

John Beck's information is correct but his delivery is a lot of marketing gimmick. Instead of paying a few hundred dollars for his system, I suggest buying a $19 book. My suggestions can be found below.

How do tax liens work:
1. Owners of real estate have back owed taxes.
2. County puts a lien on it and sells the lien to investors.
3. Investors get money back if owner pays back taxes, usually at a high interest rate of 16-18% in Arizona, Florida, and other states.
4. If the owner does NOT pay taxes, investor does not get any interest or money. But he has the option to OWN the property if the owner doesn't pay within 2-3 years.

Why doesn't everyone know about this? Because you need to read a lot. Learn how to find the good deals. You don't want to buy ditches or swamps, so you need to know how to research properties. See sources below for more information.

is it okay to use credit cards to buy real estate?

I currently have good credit I would love to learn how to make more money.I contacted the real estate instition abouty finding a mentor to show me how to make money the cost 4 the mentor is $3775. but he is sugesting that I start out buy getting credit cards using them to purchase properties then transfer the balance from credit card to credit card if they don't sell fast every 30 days. is this okay I don't want to ruin my credit. I just want to be able to make money.

The people that you are talking to are thieves. They are out to steal your money and nothiing more.

They will ruin your credit with that advice.

If you really want to learn how to invest in real estate, I recommend that you first become very good at determining the fair market value of a piece of real estate.

I recommend that you contact The Appraisal Institute and tell them that you waould like to learn about real estate appraisal and that your ultimate goal is to earn the MAI (Member of The Appraisal Institute) designation.

Take all of the training classes and go to work for an appraisal firm that is owned by a Member of the Appraisal Institute. Earn your MAI designation. At that point you are ready to begin investing in real estate and you will be able to invest successfully in real estate for the rest of your life, especially if you keep your credit good.

The characters that you are talking to will steal your $3,775, destroy your credit and teach you nothing about investing in real estate. And to make things even worse, you will not even make any money with those characters. You will lose money.
